Paging RSS bankers - how can I afford this house?

http://www.realtor.com/realestateandhomes-detail/13688-River-Rd_Church-Hill_MS_39120_M71989-59844

There are no negotiations involved - I've been low-balling these folks for 2 years now. They want the asking price.

It literally abhors me to borrow money, but I've finally buckled...I want this place, regardless of the cost.

Income:

W-2: $172,000
Annual trust fund income: $142,000 (various oil and gas properties)
Rental property income: $261,000 (1,800 acres of planted cotton)

Expenses:

Annual mortgage payments on the cotton plantation: $29,103

Memphis condo is paid for. All vehicles are paid for. Only debt is the mortgage on the cotton farm, which is owed to a family trust.

There's another $45 million trust fund that kicks in on my mother's death (sounds morbid to mention it, but if it's relevant...)

If I put down, say, $1.4 million, could I get a bank to carry the remaining $2.1 million (assuming good credit, etc.)?

The property does not generate any income - it's basically an overpriced plantation residence.

I know this sounds dumb - I haven't borrowed money from a bank in >20 years. TIA for any guidance.

Rhule in year 3 at NU

Good artie.

In 25 some of NU's defensive stats were worse but I think that was because of White's tendency to give big plays on 3rd down. Rhule mentioned that toward the end of the season. If that improves those stats improve.

Paging RSS bankers, how can I afford this home?

There are no negotiations involved - I've been dreaming of this place for 2 years now. Seems to be a low asking price.

It's literally impossible for me to borrow money, but I'm determined...I want this place, regardless of the cost.

Income:

W-2: $38,500
Annual stock market income: $150 (Bitcoin)
Rental property income: -$700/month (My landlord is an old lady)

Expenses:

Monthly payments on the '89 Honda: $215. Paid in full by 2027.

Furniture from rent-to-own store is paid for. PS5 almost paid for. Only debt is to my uncle for the $75 I borrowed for Christmas in 2013.

If I throw down, say, the remaining $14 on a Caseys gift card, could I get a bank to carry the remaining cost (assuming 450 credit, etc.)?

The property does not generate any income - it's basically an underpriced luxary residence.

I know this sounds dumb - I haven't been allowed to borrowed money from a bank in >20 years (something about minor felony convictions for robbery.) TIA for any guidance.

Where are they now, 2021 WRs

1. Emeka Egbuka - tOSU, 205 for 2868 yds and 24 tds, great career and a 1st or 2nd round draft pick

2. Mario Williams - originally signed with Oklahoma, followed Riley to USC, after 2 years transferred to Tulane for his Senior year. 60 for 1031 yds and 6 tds at Tulane, maybe a late draft pick

3. Troy Franklin - Oregon, 3 year career 160 for 2483 yds and 25 td, drafted by Broncos in 2024

4. Jacorey Brooks - Alabama, 3 years at Alabama then his Senior year at Louisville, 61 for 1013 and 9 tds at Louisville. projected mid to late round draft pick

5. Jojo Earle - Alabama, 2 years at Alabama then 2 years at TCU. 47 for 579 yds and 5 tds in his career. Earle transferred to UNLV for his RS SR year after only playing in 4 games his Senior year and redshirting.

6. Lorenzo Styles Jr - Notre Dame, 2 years at Notre Dame with 54 for 684 yds and 2 td. Then 2 years at tOSU as a CB, Redshirted as a Junior with one more season of eligibility, where he looks to be the starting nickel back.

7. Christian Leary - Alabama, 2 years at Alabama, 2 years at Georgia Tech. Played 4 games in 2025 then sat out to RS, transferred to Western Michigan for RS SR year. 31 for 346 and 3 tds in career.

8. Quaydarius Davis - Jacskson State, late decommit from Kansas, 2 years at Jackson State, then a year at Texas Southern, then at Southern, 54 for 568 yds and 2 tds in career, appears to have a year of eligibility left

9. Dont'e Thornton Jr. - Oregon, 2 years at Oregon then 2 years at Tennessee, 26 for 661 yds and 6 tds his Senior year, should be a mid round draft pick

10. Beaux Collins - Clemson for 3 years then played his Senior year at Notre Dame. 41 for 490 and 3 tds, maybe a late draft pick, was at combine

Other notable WRs:
11. Xavier Worthy
15. Marvin Harrison Jr.

Nebraska signed:
Latrell Neville, Redshirted at Nebraska, went to North Texas where he played but no stats, then Jones College, then New Mexico State where he had 4 for 20 yds and then apparently retires

Shawn Hardy II, 2 years at Nebraska, didn't play, transferred to UT Marin, 8 for 149 yds and 1 TD in 2023, appears to have given up football after 2023

Kamonte Grimes, 2 years at Nebraska, didn't play, transferred to Northern Iowa, 2 for 19 yards in 2024. One year left of eligibility

What IF

Your in Fred's shoes. Your just won the Crown trny and $300,000. You have 4 guards coming back (Essegian, Hoiberg, Griffiths and Jacobson) and two forwards (BK and Mast).

Do you use that $300K to go after one player and best you can get for $300K. Is he a guard or an excellent shooting forward like Williams.

Second option is to split the $300K into two parts - say $175 and $125K and go after two. Now they won't be talked about like Williams or Gary, but they are coming in to replace what is leaving.

Basketball unlike football a 20M NIL could turn your program around. You could get two first rounders and possibly a couple support players. But with 300K in my opinion you are looking at support players not even at the quality of Williams.

I would go for the best available and pay him 300K.
