Any roofing experts here? My mom's house has a flat roof that needs replaced. Low pitch, probably less than 3.5%. House is 810sf, not including attached garage, so it would be around 1100sf total. Tear out of old, installation of new materials (EPDM or torch down, flashing) would run what, about $4000.00? Height of house is 8/9feet, so not a big hazard, any thoughts?
 
Price will depend on location. I would definitely do a pic or ipo. Next would be epdm with white coating. Third choice wold be epdm. I trained this guy years ago but he knows way more than I do now. Seth 402.202.1937.

Seth works for the company I work for, A and A Roofing. I don't know him well, but he is very very good at what he does. Very detail oriented. His number in my phone is 402-202-1937. He may have changed his number I'm not sure.
 
I had my flat roof replaced last fall. Watch out for bad contractors. I hired what I thought was a quality contractor to replace my modified bitumen roof with yet another mod bit roof and fix many issues that had developed with the roof over the last 20 years (house had settled, leading to the pitch of the roof sloping AWAY from the roof drains). As the job progressed, I could tell things were going wrong and each time I brought up issues, I was just reassured "don't worry, this will all be handled before the job was done". So, when the job was done, I went up on the roof with a hose and proceeded to flood it... and the water all ran away from the drains and over the edge of the roof. Then hired a roofing consultant to review the job and he identified major problems from the start of the job until the very end. No blocking around the perimeter, mod bit not properly adhered to the flashing, bad seams with the mod bit, poly insulation boards not fastened correctly, improper drains installed (too small and not bonded to pipes correctly, etc, etc, etc). And he just had the nerve to initiate a lawsuit against us to collect the balance of the job that we refused to pay (after he had verbally said he would refund a portion of what we did pay). The roofing consultant recommended a complete tearoff and replacement of the work that the contractor did (and he screwed up the shingled roof as well).

Make sure ALL the details of the job are in writing: materials, follow manufacturers install guidelines (otherwise your warranty is worthless), how problem areas will be addressed, expected quality of workmanship, etc.

Can you tell I am a little unhappy? I spent a good portion of today gathering documentation for our lawyer to fight this.

You are correct Maly it is 1937, thanks, I just checked back in on this thread. Settling should be evaluated for proper drainage. You should not have puddling for more than 48 hrs. Seth 402-202-1937. He has always gone extreme with getting everything done to the book. He was or is registered as the certified warranty guy for 3,4, or 5 flat roofing systems/ companies.
